Property Assistants Lunch (PAL): Implementation of Building Capital Projects

The implementation of building capital projects requires careful planning and establishing procedures to ensure the outcome of the project is beneficial to building owners and managers. An inadequate diagnosis of the issues that are supposed to be addressed through the capital project, incomplete design, and lack of quality control can all lead to continued problems, busted budgets, or early failures.

That's why you don't want to miss the October Property Assistants Lunch on Implementing Building Capital Projects where Chris Kottra, Senior Engineer, from Building Technology Consultants, Inc. will cover the typical steps that building managers and owners should take to ensure their capital building projects achieve their goals. He will discuss the four phases of planning as follows: 

  1. Planning and pre-design: In this phase, the underlying issues that necessitate the capital project should be properly investigated and identified so that they can be addressed in the design. In addition, various options for repairs to address the underlying issues should be properly vetted and discussed with the building owner/manager.
  2. Design: In this phase, the project should be designed with sufficient details and material specifications to avoid uncertainties for the bidders, and reduce potential for change orders.
  3. Bidding: This phase will involve obtaining competitive bids or negotiating a price for the work. The types of pricing will typically depend on the type of the project.
  4. Construction Phase: In this phase, proper handling of the paperwork, submittals, record keeping, and of course, field quality control should be performed to ensure the quality of work is as intended.
