The BOMA 360 Performance Program evaluates buildings against industry best practices in six major areas. Individual buildings that satisfy the requirements in all six areas are awarded the BOMA 360 designation.

Now that BOMA International provides one streamlined application portal for BOMA 360 and TOBY Awards, entering both programs are even easier.

  • Environmental/sustainability
  • Tenant relations/community involvement

Individual buildings that satisfy the requirements in all 6 areas are awarded the BOMA 360 designation.

What Benefits Will My Building Receive by Participating in the BOMA 360 Program? 

BOMA 360 recipients report that the designation has been a key factor in

  • attracting and competing for tenants; 
  • in achieving operational savings and efficiencies; 
  • in establishing new operation or management policies or procedures; and in gaining recognition from owners, tenants, and the community.

Independent studies conducted by Kingsley Associates reports that BOMA 360 buildings earn higher scores in nearly all tenant satisfaction categories. Furthermore, a study conducted by CoStar reports that BOMA 360 buildings have higher tenant retention rates and command higher rental rates than similar buildings without the designation.

Application and Instructions

Please access the online portal where you may download the entry instructions, and new criteria for both office and industrial buildings. If you have any questions that are not answered in the instructions, please contact the BOMA 360 Program Administrator at boma360@boma.org.

    Applications accepted daily. The designation is conferred quarterly.

    Deadline

    BOMA/Suburban Chicago’s next Local TOBY entry deadline will be in September – so you and your team have time to enter!

    If your building is entered in the BOMA/Suburban Chicago 2024 Local TOBY Awards program and is chosen a local winner, the building will need BOMA 360 designation by December 31, 2023 to proceed to the Regional TOBY level. Approval of BOMA 360 status is usually received within two weeks of submission of BOMA 360 materials.
